Dewan Architects + Engineers is the design architect for 31 Above, BEYOND Developments’ first commercial tower and the first purpose-built commercial development within Dubai Maritime City. Set on the waterfront with expansive views of the Dubai skyline and the Arabian Gulf, the project introduces a next-generation workplace destination shaped around connectivity, comfort and everyday wellbeing.

The tower rises as a composition of interlocking volumes, defined by a dynamic stacked form that brings rhythm, light and openness to each level. Offset massing creates landscaped terraces and framed perspectives, maximising panoramic sea and city views while enhancing daylight and spatial variety across the building.

Its architectural language draws on Art Deco principles, reinterpreted through a contemporary lens. Fluid corners, bold geometric lines and refined detailing give the tower a confident presence within Dubai Maritime City’s evolving skyline. Inside, generous ceiling heights, natural materials and warm textures support calm, light-filled work environments designed for focus and clarity.

Engineered for performance and experience, 31 Above incorporates dual cores for operational efficiency, destination-controlled high-speed lifts, and a hospitality-inspired lobby and drop-off sequence. Over 4,500 square metres of landscaped areas and shared amenities are integrated throughout the development, including wellness and collaborative spaces that encourage balance and community. Strategically located, 31 Above offers direct connectivity to DIFC, Downtown Dubai, Mina Rashid and Dubai International Airport. Scheduled for completion in Q1 2029, 31 Above is designed to offer businesses a distinctive address within Dubai Maritime City.
